What this job involves:
[Facilities Operations]
Manage the Preventive and Planned Maintenance programme to minimise maintenance, repair and replacement costs together with minimising the risk of plant failure,including incident management on 24x7 hours call basis. Supervise maintenance works on weekends as and when required. Support White space (IT room) cabling, equipment installation and commissioning works. Assist in the implementation a comprehensive energy management program to achieve efficiencies wherever possible, working with the account regional Sustainability Manager. Assist and monitor building procedures and performance measures to ensure simplification and accuracy of work methods and reliability of systems. Ensure that the team liaises closely with the Regional Operations procedures to ensure service standards are maintained. Recommend continuous quality improvement practices across your site. Ensure implementation of local and regional policies & procedures. Manager small scale facility project works and coordination when required. Implement, comply with and audit all internal management systems, for quality assurance.[Procurement and Vendor Management]
• Assist in the evaluating the vendor procurement and management practices of your designated CLIENT site and ensure renegotiation and tendering, including tender documentation; evaluation of tenders and preparation of contracts is in accordance with agreed client procurement guidelines.
• Co-ordinate and monitor the contractor management program ensuring all vendors comply with all aspects of their agreement.
Ensure the Contract Management Database is up to date at all the times
[Risk Management]
Maintain the property risk management program which identifies major property risks including occupational health and safety, fire safety and essential services and environmental. Assist in the implementation and monitoring of guidelines and strategies to protect health and safety of staff and others in conjunction with the regional account Health & Safety Manager. Support the implementation and monitoring of disaster recovery and business continuity plans. Follow established escalation procedures and incident reporting procedures.[Profitability/ Savings Initiatives]
Assist the Senior Jones Lang LaSalle Account Leadership team with generating operational savings and creating initiatives to improve processes and practices.[Customer Service / Client Relationships]
Provide superior customer service. Ensure feedback from client sessions is recorded and actioned to the satisfaction of the end user. Pro-actively manage client expectations ensuring that the service levels are maintained .[Reporting]
Assist in the budgeting process as required. Create and present the Monthly Report to the client with assistance from the local and regional team. Active involvement in the monitoring and achieving the required Key Performance Indicators[Leadership / Staff Management]
Actively support an environment that supports teamwork, co-operation & performance excellence within the FM team. Assist in covering team absence including Help desk / Reception desk serviceJob Requirements
A university degree or professional qualification in engineering/facilities management. Over 4 years practical experience in facilities operations in commercial buildings. Interpersonal skills with a strong client focus. Technical comprehension and experience with performance-based service contracts and vendor management. Knowledge of local occupational safety requirements. Ability to work within a budget. Demonstrate initiative. Strong written and oral communication skills in Korean and English.
